The Payload and Ground Systems organization within the Northrop Grumman Space Systems pushes the boundaries of innovation, redefines engineering capabilities, and drives advances in various sciences. Come be a part of our mission! Northrop Grumman in Azusa, CA is seeking on On-Site Facilities & Real Estate Manager 3. In this role, the right candidate will oversee day-to-day operations of entire campus. Develop capital and expense projects from conceptual planning to completion. Plan, design and oversee the reconfiguration, maintenance, and alteration of equipment, machinery, buildings, structures, and other facilities.Prepare detailed statements of work and AutoCAD drawings for construction and facilities projects. Purchase and track contract labor, construction materials, janitorial supplies, equipment, and machinery. Maintain 100% inventory of all facility related assets. Manage contractors and employees through every phase of facility projects. Inspect or direct the inspection of construction and installation progress to ensure conformance to established drawings, specifications, schedules, codes, and regulations. Manage the personnel for the site wide janitorial, maintenance, and cafe programs (60+ NGC employees) as well as up to 15-30 outside contractors on any given day. Use MS Suite, SAP, and CMMS/BAS software daily to track and record inventory, budgets, timelines, and various facility related issues.Responsibilities and duties to include but are not limited to:
    • Oversees Facilities & Maintenance operations for a 58-acre campus with 1000+ employees (staff of 60).
    • Drives team performance based on data analytics and Key Performance Indicators.
    • Lean principles, 5S, are key to a successful candidate
    • Uniformity and standard practices across all programs to create group continuity
    • Planning, risk management, and project performance addressing cost, schedule, and technical quality in support of Site and Program priorities
    • Provides guidance to subordinates based on organizational goals and company policy.
    • Work is reviewed in terms of meeting the organizations objectives and schedules.
    • Knowledge and Technical Skills Advanced level of understanding in a specialized field or general understanding of several diverse disciplines (MEP, Custodial, Cafeteria, Union Workforce).
    • Involves a broad grasp of involved practices and procedures Decision Making Regularly requires analysis of alternative courses of action.
    • Helps meet established schedules or resolve technical or operational problems.
    • Interprets, executes, and recommends modifications to organizational policies.
    • Establishes operating policies and procedures that affect subordinate organizational units.
    • Financial Develops and administers budgets and standards of performance
    • Acts as an advisor to subordinate supervisors or staff members to meet schedules or resolve technical or operational problems.
    • Directly participates in establishing and administering many centralized functional projects.
    • Liaison Frequent contact with equivalent level managers and customer representatives concerning projects, operational decisions, scheduling requirements, or contractual clarifications.
    • Conducts briefings and technical meetings for internal and external representatives.Basic Qualifications:
      • Bachelor's Degree with9 years of related experience; OR a Master's degree with 7 years' of related experience; OR 13 years of related experience in lieu of a degree
      • Previous experience managing maintenance trades and/or vendor contracts
      • Leadership experience working in collaboration across multiple organizations, contracts, and/or customer relationships
      • Candidate must be able to obtain and maintain a DoD Secret Security Clearance (US Citizenship Required)Preferred Qualifications:
        • Experience in all areas of Facilities Maintenance operations
        • Ability to communicate effectively with senior leadership
        • Ability to develop and present material outside the immediate work function
        • Proven positive impact on employee engagement activities across program and functional organizations
        • Proven financial, schedule, subcontract management, technical performance, and execution experience
        • Experience supporting multiple different review teams
        • Familiar with a variety of aerospace and/or similar industry production equipment and manufacturing facilities infrastructure
        • Experience with CAD/ and/or ability to read and interpret blueprints
        • An active DoD Secret Security Clearance last investigated within 6 years
        • Experience with Building Automation System (BAS [i-Vu]) software and Computerized Maintenance Management Systems (CMMS).
        • Experience managing a represented workforce. Salary Range: $141,300 USD - $211,900 USD Employees may be eligible for a discretionary bonus in addition to base pay. Annual bonuses are designed to reward individual contributions as well as allow employees to share in company results. Employees in Vice President or Director positions may be eligible for Long Term Incentives.
